About Tais Davis
Tais Davis has extensive legal knowledge and experience in the area of real estate. Her knowledge of
land development and construction is the culmination of many years of working for builders and land
developers as well as residential purchasers. She has a multifaceted background and understands the
specialized areas of development law from the purchase and financing of raw land to the construction of
major condominium and subdivision projects. When acting for private individuals she is able to bring an
unparalleled level of knowledge, experience and expertise to the table to assist purchasers in navigating
the complex process of negotiating with sellers of new build condominium, freehold and commercial
properties.
Tais is actively involved in legal education within the industry and a strong advocate of the premise that

in the preparation of the documentation from the initial Agreement of Purchase and Sale to personally
meeting with the clients and reviewing the file in preparation for the closing. She believes that being an

For all standard deals that are with 1 mortgage on purchase and 1 mortgage to discharge on sale with a purchase price under 1 million.
Purchase
$1850.00 + HST for Purchases up to $500,000
+ $160 per $100,000 above $500,000
Includes 1 mortgage placement.
+ $350 for use of a power of attorney
+ $450 if assuming tenancy
+ $450 if bridge financing is required
+ $650 if mortgage is with Private (non bank) institution
Sale
$1450.00 + HST for Sales up to $500,000
+ $120 per $100,000 above $500,000
Includes 1 mortgage discharge.
+ $150 for additional mortgage discharge(s)
+ $350 for use of a power of attorney
Refinance
$1000.00 + HST for Refinances up to $500,000
+ $160 per $100,000 above $500,000
+$150 per additional payout
+ $350 for use of a power of attorney
+ $650 if refinance is with a private (not a bank) mortgagee.
Private acting for lender $2,850.00 plus Disbursements
